STEP 1

SELLING PRICE

We thoroughly assess each offer, ensuring that the offering party is prequalified or pre-approved by a mortgage lender and that their proposal aligns with your preferences. Should the offer fall below expectations, you have the option to counter-offer or propose alternative methods to reconcile the difference, like contributing towards closing costs, addressing repairs, modifying the move-in timeline, or leaving certain appliances or fixtures for the buyer.

STEP 6

ACCEPT AN OFFER

Once we determine that the offer meets our criteria, we'll carefully scrutinize the proposed contract to ensure its completeness and inclusion of vital elements such as the deposit amount, down payment, financing details, inspection rights, repair allowances, contingencies, settlement date, and a breakdown of fees along with responsible parties. Once both parties reach agreement on the terms, your agent will draft the final contract.

STEP 7

PRE-CLOSING

With an accepted offer, you're nearing the conclusion of your selling journey. However, before closing, both you and the buyer must collaborate on compiling a list of necessary tasks. This may involve formal inspections, surveys, and appraisals, or it could entail addressing major or minor repairs. We will spearhead the development and execution of this checklist, ensuring each action item is covered by the appropriate party and that everything is on track by the closing date. A few days before closing, We'll touch base with the company handling the transaction to confirm readiness. Additionally, if not already arranged, you'll need to make plans to vacate the property, allowing the new buyer to assume possession.

STEP 8

CLOSE!

You've arrived at the final stage of the seller's journey. Closing on the sale of your home involves the legal transfer of ownership to the new buyer. We'll personally meet with the company overseeing the transaction to finalize paperwork and address any outstanding matters. Concurrently, you can coordinate with your real estate agent to manage final arrangements, including canceling utilities, cable, and lawn or trash services. Additionally, it's essential to update account names retained by the new owner and provide instructions for any appliances remaining in the home.
